The New “Office Park”

The expansive Morgan North redevelopment transforms what was once New York City’s largest postal distribution center into a multi-use creative office space building with an accessible multilevel rooftop park. The project’s mission to enhance occupant health and wellbeing is exemplified by its two-acre rooftop park - the largest intensive green roof atop a commercial building in New York City. This expansive amenity is an integral part of the 1933 building’s comprehensive adaptive reuse into a visionary 21st century commercial office building.
Envisioned to redefine the former “office park,” the landscape is conceived to function like a traditional town green. Designed to foster a strong sense of community, a complimentary mix of gathering areas and meeting places are designed as distinct destinations within a woodland and prairie landscape context comprised of a succession of landscape typologies inspired by its lower Hudson River valley location. A variety of meeting and activity “places” are designed as insertions within an all-inclusive landscape. The scale of the Morgan North landscape offers limitless opportunities for alternative workspace experiences. Places for quiet passive experiences are balanced with semi-active uses spatially defined within a layered and meandering landscape composition. This blurring of architecture and the nature world yields uncompromising improvements for the building’s tenants in their physical, mental, and spiritual well-being. These experiential benefits foster mental revitalization can be measured in increases in productivity, creativity, and productive collaboration.
